2021 Annual Investor Communication

Happy new year to our many investors around the world. Wishing you health, happiness and success for the year ahead.

Each year we prepare an annual investor communication featuring the highlights of the past year and our views on the outlook and Greybrook’s plans for the year head. We are particularly excited to share with you some of the notable accomplishments, progress made in our portfolio over the past 12 months and share with you our exciting plans and initiatives for 2022.

In spite of the COVID-19 backdrop that has hung around, 2021 was very active year for the real estate markets in both Canada and the US with very strong sales velocity, record breaking housing prices, land sale transactions and a strong rental market in a number of U.S. markets.

Active was the theme of this year for Greybrook. We hit the ground running at the top of the year on the acquisitions front with new investments in Kleinburg, Ontario and Denver, Colorado investing $X million in the acquisition of Y development sites with an estimated completion of more than Z on behalf of X investors. Expanding into new markets in the US including Atlanta, Denver and Nashville and long-term land development opportunities in Markham, Lindsay and Courtice Ontario.

Canadian Active Investment Portfolio

Across our active Canadian investment portfolio, we celebrated important milestones including home closings, project launches and early exits of projects including our Cambridge project. The demand for housing across all segments of the housing market in the Greater Golden Horseshoe was very strong leading to impressive sales velocity on a number of Greybrook projects and clearing out the majority of the availability product in our portfolio. In the US. Similar demand in the rental market and the ultra-luxury market in South Florida resulted in phenomenal sales program success.

U.S. Active Investment Portfolio

The much-anticipated Waldorf Astoria Residences Miami launched in May 2021 receive not only country-wide and international attention and interest, but significant buyer demand from local and international buyers keen to purchase homes in this iconic tower. Within the first X months of sales more than half of the units in the building have been sold including the penthouse unit on the 88th floor. The sales gallery featuring an interactive 24 foot scale model, full model unit and interactive experiences has been used to host a number of events and welcome prospective buyers from around the world.

Greybrook’s plan to expand our Society Living platform beyond south florida was realize din 2021 with new investments in Denver Colorado, Atlanta Georgia and Nashville, Tenesse. Our U.S. Investments and Development team along with our partners at PMG have been hard at work identifying top markets that fit our Society Living investment thesis.

Our Society Biscayne development, which we acquired in 2017 is about to begin its pre-leasing program….
