Greybrook Launches its New U.S. Multifamily Income & Growth Fund

Greybrook is pleased to announce the launch of its U.S. Multifamily Income & Growth Fund — an open-ended private real estate fund designed to provide investors with exposure to well-located, affordable, and attractively priced Class B multifamily assets across high-growth U.S. Sun Belt and Midwest markets.

This launch represents a strategic expansion of Greybrook’s investment platform. For over 20 years, Greybrook has invested across real estate private equity strategies, delivering development-based and value-add investment opportunities through single-purpose vehicles in Canada and the U.S. The U.S. Multifamily Income & Growth Fund builds on this foundation by introducing a complementary strategy focused on generating stable monthly income and long-term capital appreciation within a diversified, open-ended structure.

The Fund is targeting annual cash distributions of approximately 5.0%–5.5%, paid monthly, and total annualized returns of 10%–12%.

Why U.S. Multifamily and Why Now

The U.S. multifamily sector is emerging from a multi-year valuation reset, driven by higher interest rates and cap rate expansion. As pricing has adjusted from peak levels and transaction activity begins to normalize, entry valuations have become increasingly attractive for disciplined investors with the right strategy, structured financing, and access to the market.

At the same time, multifamily housing continues to benefit from structural demand drivers, including:

• Favourable demographic trends and household formation
• Persistent home affordability constraints supporting rental demand
• The essential, needs-based nature of rental housing, which has historically supported resilient occupancy through economic cycles

With leases typically repriced annually, multifamily assets offer a degree of income resilience and adaptability relative to many other real estate sectors. In the current environment, this combination of repriced assets and resilient fundamentals presents a compelling backdrop for long-term capital deployment.

Greybrook’s Investment Strategy

The U.S. Multifamily Income & Growth Fund targets older-vintage (1990s+) Class B multifamily assets with value-creation potential that meet our asset-selection criteria in carefully selected U.S. Sun Belt and Midwest markets, underpinned by conservative financing and disciplined underwriting.

The strategy focuses on assets that:

• Exhibit stabilized or near-stabilized occupancy, generating stable recurring cash flow
• Are acquired below replacement cost, supporting rent affordability and limiting direct competition with new supply
• Can be acquired at going-in cap rates that provide a positive spread to prevailing debt costs at closing
• Are located in lower cost-of-living markets with positive population trends, job growth, and favourable rental fundamentals

Greybrook’s approach emphasizes disciplined underwriting, conservative leverage, and the use of predominantly fixed-rate, government-backed agency financing.

Value creation is pursued through active asset management, including operational efficiencies, revenue enhancements, and targeted capital improvements designed to increase net operating income and long-term asset value.

The launch of the U.S. Multifamily Income & Growth Fund further expands Greybrook’s multi-strategy investment platform, offering investors access to:

• U.S. value-add single-asset investments
