This launch represents a strategic expansion of Greybrook’s investment platform. For over 20 years, Greybrook has invested across real estate private equity strategies, delivering development-based and value-add investment opportunities through single-purpose vehicles in Canada and the U.S. The U.S. Multifamily Income & Growth Fund builds on this foundation by introducing a complementary strategy focused on generating stable monthly income and long-term capital appreciation within a diversified, open-ended structure.
The Fund is targeting annual cash distributions of approximately 5.0%–5.5%, paid monthly, and total annualized returns of 10%–12%.
The U.S. multifamily sector is emerging from a multi-year valuation reset, driven by higher interest rates and cap rate expansion. The U.S. Multifamily Income & Growth Fund targets older-vintage (1990s+) Class B multifamily assets with value-creation potential that meet our asset-selection criteria in carefully selected U.S. Sun Belt and Midwest markets, underpinned by conservative financing and disciplined underwriting.
The strategy focuses on assets that:
• Exhibit stabilized or near-stabilized occupancy, generating stable recurring cash flow
• Are acquired below replacement cost, supporting rent affordability and limiting direct competition with new supply
• Can be acquired at going-in cap rates that provide a positive spread to prevailing debt costs at closing
• Are located in lower cost-of-living markets with positive population trends, job growth, and favourable rental fundamentals
Greybrook’s approach emphasizes disciplined underwriting, conservative leverage, and the use of predominantly fixed-rate, government-backed agency financing.
Value creation is pursued through active asset management, including operational efficiencies, revenue enhancements, and targeted capital improvements designed to increase net operating income and long-term asset value.
