Greybrook Realty Partners Inc. announced today the successful closing of an equity investment by its managed issuer of $22,470,000. This investment will support the acquisition and management of a development spanning 150 projected net developable acres, located south of Tutela Heights Road and east of Mount Pleasant Road in Brantford, Ontario. Together with our developer partner, Fieldgate Homes, the firm intends to develop the property into a master-planned community consisting of over 1,100 single-detached homes and townhomes.
The project site is located in Southwest Brantford, situated within the established and desirable Tutela Heights neighbourhood. Brantford’s strategic location offers convenient access to Highway 403, facilitating easy connections to Hamilton, which is approximately a 30-minute drive away, and the Greater Toronto Area.(1)Brantford is a dynamic and evolving city experiencing rapid growth with a ~6% population increase from 2016 to 2021, surpassing both provincial and national growth rates.(2)The city is identified as a designated growth area in the new Provincial Planning Statement (2024), reflecting its role as one of Ontario’s large and fast-growing municipalities.(3)Historically an industrial hub, Brantford has evolved into a more diversified economy, with strengths in advanced manufacturing, food and beverage production, warehousing, and digital media.(4)It is centrally positioned within Canada’s Advanced Manufacturing Supercluster, a 400 km corridor that includes some of the country’s most important automotive and innovation assets.(4)The city also benefits from extensive recreational infrastructure, including over 70 km of trails, and facilities such as the Wayne Gretzky Sports Centre.(5)(6)
“We’re pleased to expand our footprint into Brantford, a market that is benefiting from strong population growth, economic diversification, and regional infrastructure investment,” said Jared Dykstra, Senior Vice President, Asset Management at Greybrook Realty Partners. “Based on the solid historical sales absorption in Southwest Brantford and the limited remaining inventory in the area, we anticipate continued and growing demand for new housing over the long term, and this site offers a timely opportunity to bring new supply to a market that is well-positioned for sustained growth.”
