Greybrook Realty Partners Invests $31,525,000 in a Residential Development Project in Markham, Ontario

New residential development marks Greybrook’s eighth investment in Markham, Ontario

Greybrook Realty Partners Inc. announced today the successful closing of an equity investment by its managed issuer of $31,525,000. This investment will support the acquisition and management of a development spanning approximately 45 projected net developable acres, located at 10378 Highway 48 in Markham, Ontario. Together with our developer partner, Fieldgate Homes, the firm intends to develop the property into a master-planned community consisting of over 420 single-detached homes and townhomes.

Located approximately 30 kilometers north of the City of Toronto, Markham ranks as the fourth largest city in the Greater Toronto Area (‘GTA’) and the seventh largest in Ontario.(1) It is projected to experience substantial growth over the next three decades, with its population expected to reach approximately 619,000 by 2051, marking an approximately 83% increase from its 2021 population.(2)

Part of the Greater Toronto Area’s technology cluster, Markham boasts the highest concentration of Information and Communication Technology workers in Canada and is home to over 1,500 technology companies employing more than 35,000 people.(3)  The city is a magnet for global industry leaders, with companies such as AMD, Lenovo, IBM Canada, and General Motors establishing headquarters or significant operations here.(3)  According to the Fraser Institute, several of Markham’s secondary schools consistently rank among the highest-performing in Ontario,(4)  and the city benefits from close proximity to numerous world-class universities and colleges within an hour’s drive.(5)  Markham is also home to York Region’s first university campus, York University’s Markham Centre Campus, which opened in 2024 and offers programs focused on technology, innovation, and entrepreneurship.(6)

Markham offers exceptional connectivity, supported by a well-developed transportation network that links the city seamlessly to the rest of the Greater Toronto Area. Highways 404 and 407 provide efficient access to key employment and amenity hubs across Toronto,(5) while the Stouffville GO Transit Line connects Markham to Downtown Toronto in under an hour. The city is served by four GO stations – Markham, Centennial, Unionville, and Mount Joy – with Mount Joy Station located less than a five-minute drive from the project site.(5)(7)

Markham offers an exceptional quality of life, with over 350 scenic parks and open spaces providing residents and visitors ample opportunities to enjoy the outdoors.(8)  The city is home to the renowned Angus Glen Golf Club, featuring two championship courses that have hosted national and international tournaments.(9)  Shopping and leisure options are abundant, from large retail destinations like CF Markville and First Markham Place to boutique shops along historic Main Street.(10)  The community is further enriched by nine community centres offering a wide range of public and private recreational programs and facilities.(11)
