As the City of Toronto grows, welcoming tens of thousands of new residents every year, new condominiums are being planned and constructed throughout the city that offer residents convenient access to area amenities and popular neighbourhoods that can be easily reached on foot or through public transportation. With fewer people owning cars and a planned reduction in parking throughout the city, the “walkability” of a condo is an important requirement in a homeowner’s or renter’s decision on where to live.
This article highlights some of Greybrook’s most walkable urban condo developments that are helping to shape Toronto, accommodate the city’s growth, and offer existing and future residents the convenience to access daily amenities, entertainment, parks, schools, transit and popular establishments on foot.
Our planned 30-storey Yorkville IV condominium development located at the corner of Davenport Road and Avenue Road near Toronto’s upscale Yorkville neighbourhood will be considered a Walker’s Paradise. With a Walk Score of 99 out 100, the high-rise condominium residence is not only in a great location, but it will also offer residents stunning views of the city, a range of building amenities and access to the retail boutiques at the base of the building.
Future residents will be steps away from the Yorkville Village shopping centre, a Whole Foods grocery store and a variety of upscale designer boutiques, chic restaurants, cafes, florists, salons, and health and wellness clinics located along Avenue Road and in Yorkville. Beyond Yorkville, the luxury boutiques, popular restaurants and cafes, banks and museums, including the Royal Ontario Museum and the Gardner Museum on Bloor Street, are all easily accessible on foot.
Ramsden Park, an expansive park that spans Avenue Road to Yonge Street and into the Rosedale neighbourhood, is located just north of the development, and some of Toronto’s most popular neighbourhoods, Rosedale, Summerhill, and The Annex, just north of the University of Toronto’s St. George campus, are all within a short walk. Other parts of the city and beyond can easily be accessed by Transit via the TTC’s Rosedale and Bay subway stations, which are between a ~10-to-15 minute walk from the site.
Yorkville IV is currently in the planning stage of development.
Completed in 2021, our 36-storey high-rise condominium, Max Condos, is in a prime location on Mutual Street near Dundas Street in the Church-Yonge Corridor neighbourhood, putting its residents close to everything in downtown Toronto. With the area’s near-perfect Walk Score of 99 out of 100, the location is also considered a Walker’s Paradise with destinations such as the popular Yonge-Dundas Square, the CF Toronto Eaton Centre, the Toronto Metropolitan University campus, and the myriad of retailers along Yonge Street, Dundas Street and within the surrounding area all within a short walk. Hospitals, including St. Mike’s Hospital and many healthcare clinics along Bay Street and in the area, can easily be reached on foot. Residents are also very well-served by public transportation, with the Dundas subway station and Queen subway station just a short walk from the building.
In May 2022, Greybrook acquired a site at Dundas Street East and Pembroke Street with plans to develop a high-rise condominium with over 500 units and only six parking stalls, given the City’s revised parking requirements and the site’s highly accessible location.
Not too far from Max Condos site, our Dundas Street East project is situated in an area with an exceptional Walk Score of 99 out of 100 and is within a short walk from the Toronto Metropolitan University, Yonge-Dundas Square, the CF Toronto Eaton Centre and various lifestyle amenities, including groceries, restaurants and cafes, shops, movie theatres and performing arts theatres along Yonge Street offering no shortage of things to do. Future residents will enjoy easy access to the subway system as well as Toronto’s underground PATH system with over 1,200 retail shops and services via the CF Toronto Eaton Centre, connecting them to the downtown Financial District and all the way to Toronto’s waterfront without ever having to go outdoors.
Dundas St. East is currently in the planning phase of development.
Located in the heart of downtown Toronto on Dundas Street West at McCaul Street, across from the world-renowned Art Gallery of Ontario, our 29-storey high-rise condominium, Artistry, is in an exceptional location. With a Walk Score of 99 out of 100, future residents, whether students, young professionals or families, are within walking distance of a plethora of amenities, universities, the financial district and the city’s major hospitals and research centres along University Avenue. The Ontario College of Art & Design on McCaul Street is just a stone’s throw away, and both the University of Toronto and Toronto Metropolitan University are within walking distance. Artistry is also near Chinatown along Spadina Avenue to the west and destinations such as CF Eaton Centre, Yonge-Dundas Square and city hall to the east. With the TTC’s St. Patrick’s subway stop at its doorstep, and multiple streetcar and bus routes serving the community, future residents will easily be able to transit across the city and beyond.

In Toronto’s east end at Main Street and Danforth Avenue, our 27-storey Linx Condos residential development will offer residents a walkable community outside the downtown core. An extension of Toronto’s Greektown, the neighbourhood offers an array of shopping and dining options along Danforth Avenue, including a nearby Sobeys grocery store and other local necessities earning the area a Walk Score of 97 out of 100.
This transit-oriented site is steps away from the Main Street subway station and Danforth GO station, with direct access to Union Station, making it easy for residents to explore the rest of the city via transit. Vibrant neighbourhoods in Toronto’s east end, such as The Beaches to the south and the rest of Greektown to the west, can also easily be accessed by bike.
Linx Condos is currently under construction, with the first occupancies expected to commence in late 2023.
As its name suggests, this development is located on College Street near Spadina Avenue in Toronto’s bustling Kensington Market neighbourhood. Completed in 2016, our 15-storey condominium with an Independent City Market grocery store located at the base of the building is centrally located in the city and has a Walk Score of 96 out of 100.
The College at Spadina Condos is situated near the University of Toronto, making it an attractive home for academics and students attending the campus. Its proximity to some of Toronto’s most popular neighbourhoods, including Little Italy, Chinatown, and the city’s downtown also make it an ideal home for urban professionals who want access to it all. With so many shops, services, markets, and other amenities, residents can easily complete daily errands and enjoy some of the city’s most popular restaurants and watering holes.
With streetcars running along both College Street and Spadina Avenue and the Spadina subway station north of the site, residents can access most parts of the city and the broader GTA via transit.
Our boutique mid-rise residence, Avenue & Park, located at 1580 Avenue Road north of Lawrence Avenue West, is conveniently located near shops, cafes and restaurants along Avenue Road, including a Pusateri’s Fine Food grocery store across the road and a Starbucks and Shoppers Drug Mart steps away at the intersection on Lawrence Avenue. Complementing the extensive array of amenities, restaurants, and shops in the vibrant Bedford neighbourhood is the new The Beer Store location that opened at the base of our building. Given the ability to run many daily errands on foot, the Lawrence Avenue West and Avenue Road area boasts a Walk Score of 88 out of 100. The area is also serviced by TTC buses that transit both Lawrence Avenue and Avenue Road.
Construction of Avenue & Park was completed in 2022, and residents were welcomed to their new homes in 2022 and early 2023.
Completed in 2021, our Garrison Point & Playground condominium is a 744-unit urban development with two towers standing at 29 and 35-storeys over a shared podium that anchors the east side of Liberty Village. Over the years Liberty Village has become a very dynamic neighbourhood with fitness facilities, restaurants, groceries, shops, cafes, offices and a variety of services where residents can easily navigate their surroundings on foot, by bike, or by transit.
Located on Ordnance Street, the condo residence has an impressive Walk Score of 87 and an exceptional Transit Score of 94 because of its proximity to streetcar lines along King Street to the north and Harbourfront to the south and a network of buses serving the surrounding area.
With the newly created Garrison Crossing pedestrian bridge adjacent to the buildings, residents can easily walk or cycle over the bridge to access Wellington Street and areas north of the rail path. The bridge also connects people to Stanley Park north of the site and Garrison Common park to the south near Toronto’s waterfront, which is a short walk away.
Our 16-storey House of Assembly mid-rise condo will be the first of three mid-rise residences in the transforming Sterling Junction neighbourhood. The Sterling Junction is a hidden gem in Toronto’s west end between Dundas Street West and Bloor Street West, with several existing shops, studios, cafes, a microbrewery and new office campuses being built. Beyond the immediate community, future House of Assembly residents will benefit from their proximity to unique shops, restaurants, cafes, service retailers and grocery stores in the area, including a Loblaws and No Frills within a short walk. The site is also only a 20-minute walk to Dufferin Mall. As such, the area has a Walk Score of 87 out of 100.
While the Sterling Junction has an impressive Walk Score, its Transit Score is an impressive perfect score of 100. As its name implies, Sterling Junction is at the heart of a network of unrivalled transit options with multiple different modes of public transit within a 500-meter radius of this establishing neighbourhood. Transportation options include convenient subway access within an 8-minute walk to Dundas West station and Lansdowne station, as well as a variety of streetcar service options within a 5-minute walk. Direct access to Pearson International Airport and Union Station is accessible via the UP Express train, just a 5-minute walk away with service that runs every 15 minutes. At Bloor and Dundas, the Bloor GO train station links riders westbound to the Kitchener GO Train and the future Lansdowne GO Station, which will be within a 9-minute walk and will serve northbound connections through the City of Barrie.
