Miami’s vibrant Wynwood neighbourhood is a hub of art, culture, and innovation that continues to grow and evolve with new developments taking shape throughout the area, including our Society Wynwood development located in the heart of the neighbourhood on NW 2nd Avenue between 24th and 25th Street. As the construction of our 8-storey multi-family building has progressed, the buzz about this new community has grown. With the building structure now complete, our construction teams are in the process of completing the interior finishing work, including drywalling and fit outs for the suites throughout the building. Over the next few months, the focus will be on the retail storefront installations and the finishing work for the lobby, courtyard, amenity spaces, and rooftop.
Part of Greybrook and PMG’s U.S. Society Living platform, Society Wynwood will feature 318 suites, including studios, 1-bedroom, 2-bedroom, 3-bedroom, and 126 rent-by-the-bedroom suites, providing attainably priced co-living options for future tenants. The community will include ~50,000 square feet of premium amenity space, including a large co-working area with private conference rooms, an expansive modern gym and fitness studio, and a 5,000 square foot rooftop pool and restaurant.
The new community will also be home to several new retailers occupying 50,000 square feet (about half the area of a Manhattan city block) of ground-floor retail in the centre of Wynwood, each adding their own unique flavour to the Wynwood experience. Among the exciting new retailers is Starbucks. A newly signed lease will see this iconic coffee brand occupy a 2,615-square-foot space at the corner of 2nd Avenue and 25th Street, making it the first Starbucks in the neighbourhood. Joining Starbucks at Society Wynwood are Bodega Taqueria, Dave’s Hot Chicken, Nacho Daddy, a Mexican restaurant chain originating from Las Vegas, and a casual concept by the owners of Chama De Fogo Brazilian Steakhouse that could feature a casual restaurant, delicatessen and butcher shop. These retailers are expected to open in mid to late 2024.
For future residents of Society Wynwood, these new retailers will only add to the growing variety of food and lifestyle experiences Wynwood has to offer with so many new restaurants, retailers, studios, new developments, and artists flocking to the area, the neighbourhood continues to earn its stripes as one of the most exciting areas in Miami. Wynwood has come a long way from its industrial past. In the early 2000s, the area began transforming from an industrial neighbourhood with concrete box warehouses into a creative hub for street art and culture as graffiti artists transformed the abandoned warehouses into canvases for their creativity. The emergence of Art Basel in 2002 further solidified Wynwood’s global art presence, attracting artists, galleries, and creative minds. Throughout the 2010s, the neighbourhood thrived with the opening of restaurants, galleries, and boutiques, drawing in cultural enthusiasts and foodies. In the 2020s, Wynwood entered a new phase of vertical development, embracing multi-family and commercial development in the community, including Society Wynwood, which Greybrook and PMG began to develop in 2020.
As Miami’s iconic Wynwood neighbourhood continues to change and evolve, we look forward to being a part of these exciting developments and providing our future tenants with a unique and vibrant living experience. Pre-leasing for Society Wynwood is expected to begin in late 2023.
