Greybrook Securities CEO Sasha Cucuz recently joined fellow industry leaders to tackle the economic pressures shaping the future of Canadian housing. Speaking at the Veritas 14th Annual Great Canadian Real Estate Conference, Cucuz participated in a highly anticipated panel discussion titled “Build, Hold or Fold? The fight to finance condos and purpose-built rental housing.”
Hosted at the National Club on October 14th, the event drew over 150 attendees, including Canada’s leading real estate executives, analysts, investors, agents, mortgage brokers, lenders, developers, and economists. The conference served as a forum for candid discussion and debate on what the next chapter of Canada’s real estate story holds.
The central thesis of the panel was clear: Canada needs more housing, yet the economics of building it are increasingly complex to balance in the current environment. Today’s developers and investors are navigating a shifting landscape as a result. Condo pre-sales have slowed significantly from recent peaks, while construction and financing costs remain elevated. While purpose-built rental housing benefits from government incentives and patient capital, current rents do not always support the rising costs of construction.
The panel, which included Adrian Rocca (CEO & Founder, Fitzrovia Real Estate), discussed the dynamics of which projects can still be financed, how risk and capital adjustments are being managed, and what asset types will drive the next wave of supply.
